Land Acquisition

It is the process where the government or authorized agency acquires privately owned land for public or industrial purposes. Compensation is provided to the landowner as per the Right to Fair Compensation and Transparency in Land Acquisition Act, 2013.

7/12 Transfer

It refers to updating the 7/12 extract (Satbara Utara) — a land record in Maharashtra — to reflect a change in ownership after sale, inheritance, or transfer. The process is carried out at the Talathi or Tehsildar office based on the registered deed and other supporting documents.

Remove 32 G Permission

Under Section 32G of the Maharashtra Tenancy and Agricultural Lands Act, 1948, land given to a tenant cannot be sold without collector’s approval. To remove or cancel 32G restriction, the owner must apply to the District Collector / Tahsildar, proving the land is required for non-agricultural or industrial use, after which the restriction is lifted for lawful transfer.

Sub-division / Gutfod Land

It is the process of dividing a single land parcel into two or more smaller plots with approval from the Revenue Department. This is done for sale, inheritance, or development purposes. The process requires submission of survey map, ownership documents, and consent from concerned authorities before issuing separate 7/12 extracts for each sub-plot.

63A Permission

Under Section 63A of the Maharashtra Tenancy and Agricultural Lands Act, 1948, non-agriculturists must obtain Collector’s permission to purchase agricultural land for industrial, commercial, or non-agricultural purposes. The approval ensures lawful conversion and prevents violation of land ownership restrictions.

Government Survey

A Government Survey is conducted by the Revenue or Land Records Department to measure, map, and verify the exact boundaries, area, and ownership of land. It helps in resolving boundary disputes, preparing official maps, and updating land records like the 7/12 extract

Mutation Entry/ Ferfar Nond

It is the process of recording a change in land ownership or rights in the government’s revenue records after sale, inheritance, gift, or partition. The entry is made in the Mutation Register by the Talathi or Tehsildar, and after verification, it is certified, updating the 7/12 extract accordingly
